Who we are
Institutional experience, working for independent owners.
Ry L. Olson
Founder & Principal
Ry Olson has more than 20 years of experience in institutional real estate asset management. Most recently, as a leader within PNC Bank’s institutional real estate investment management group, he prepared annual business plans and valuations, developed annual and forward-looking budgets, and led major capital projects and leasing initiatives across a diverse portfolio of assets. He presented these plans to the investment committee, served as the primary contact for asset-level lenders, property managers, and leasing agents, monitored debt compliance, and delivered quarterly valuations and investor reports at both the property and fund levels.
Before PNC, Ry was Director of Operations at a Beverly Hills private equity real estate investment firm, overseeing asset management for its vertically integrated multifamily, office, and retail portfolio across the U.S. There he repositioned distressed assets and stabilized occupancy. Earlier, as a portfolio manager, he managed a Southern California portfolio, after starting his career in 2004 as a real estate analyst.
Leasing has been a constant throughout his career. Ry has directed third-party leasing brokers, established leasing standards, negotiated major and complex leases, stabilized lease-ups ahead of pro forma, and made tenant retention a priority.
Ry founded Oakdale in 2023 to bring the same institutional playbook to independent owners: hold, sell, and refinance analysis, discounted cash flow modeling, operating budgets and variance reporting, capital planning, leasing strategy, and lender coordination. His view is simple. Owners of a few properties deserve the discipline that institutions pay for, and they should get it from one accountable partner, for one clearly defined fee, led by someone who has sat across the table from lenders, brokers, tenants, contractors, and investment committees.
Ry lives in Corte Madera, California, with his wife, their two children, and their Bernese Mountain Dog.
