Our approach

How Oakdale works.

The gap

Small owners get a rent collector. Institutions get a strategy.

Owners of a handful of properties usually have two options: hire a property manager who keeps the lights on, or handle everything themselves. Nobody is looking at the portfolio as an investment. Institutional owners, meanwhile, have asset managers whose job is to make the big calls.

What small owners typically get

  • A property manager focused on rent and repairs, or no help at all
  • Big decisions made reactively, when something breaks or a loan matures
  • Reports that show what happened, not what to do next
  • Separate vendors and separate fees for leasing, construction, and lending, with no one connecting them

What institutional owners get

  • A business plan for every property, reviewed on a regular schedule
  • Hold, sell, and refinance decisions grounded in analysis
  • Capital improvements planned around return, not just urgency
  • Performance measured against plan, with clear accountability

Oakdale exists to close that gap.

How it works

A clear process, from first conversation to ongoing results.

  1. 01

    Portfolio review

We start by understanding your properties, your finances, and what you want your portfolio to do for you, whether that's income, growth, or a plan for the next generation.

  2. 02

    Plan

We build a business plan for each property: operating budget, capital priorities, leasing strategy and rent targets, and a view on whether to hold, sell, or refinance.

  3. 03

    Execute

We run day-to-day operations, direct leasing, and manage small to midsize TI and CapEx projects, all under one fee. Financing is sourced through our lender network when needed.

  4. 04

    Report

You receive quarterly, plain-language reporting on how each property is performing against plan, from leasing to capital projects, and we adjust the strategy as markets and goals change.
