Asset Management
The strategy, owned.
Every property is managed as an investment: a business plan, a budget, and a clear hold, sell, or refinance view. Capital is planned around return, with quarterly reporting against plan.
What we do
Most owners who want institutional-level management have to assemble it piece by piece: a property manager, a leasing broker, a project manager for each renovation, and asset management, if they can find it at all. Oakdale brings all of it together under one fee, so the team running your properties day to day is the same team shaping their long-term plan.

Including leasing oversight.
Rent collection, maintenance, vendors, and tenant relations, run consistently. We also set leasing strategy and rent targets, direct the leasing brokers, and negotiate major leases and renewals.
Projects kept on scope.
For small to midsize tenant improvement (TI) and CapEx projects, we scope the work, compare bids, and oversee contractors, so projects stay on scope, on budget, and on schedule.
What’s included
We spell out upfront exactly what your fee includes, so you never have to guess which services cost extra.
Large-scale construction and ground-up development are scoped separately. Financing is a separate add-on, sourced through our lender network.
Request a quoteLeasing oversight
Leasing decisions shape a property's income for years, and overseeing leasing has been a core part of Ry Olson's institutional career. Oakdale sets the strategy, directs the brokers who market your space, and negotiates the leases that matter most, so every deal fits the business plan.
Included in the one fee. Oakdale oversees and directs leasing alongside leasing brokers; we are not a brokerage.
How each space is positioned, which tenants to pursue, and lease terms that support the plan.
Clear leasing standards and rent targets, set before a space goes to market.
Selecting and directing leasing brokers, and holding them to the plan.
Working with brokers to market vacant space and keep downtime short.
Reviewing prospective tenants' financial strength and fit before terms are offered.
Negotiating major leases and renewals, and keeping good tenants in place.
Optional add-on
Financing sits outside the one fee. When your plan calls for a refinance or acquisition debt, Oakdale sources options through our lender network and coordinates the process, as a separately arranged service.
Access to lender relationships through our network, for refinancing existing properties or funding new acquisitions.
Financing is provided by independent third-party lenders and is available as a separate, optional add-on.
